Market Minute - January

January continued the slower pace we’ve been seeing, with 341 sales across the region, down modestly from last January’s 370. The median sale price came in at $585,000 — unchanged from a year ago — but with lower overall activity, that figure needs to be read with some caution. Fewer transactions can make month-to-month price measures less reliable, even when underlying values are broadly stable.
Inventory remains the bigger story.

Active listings sit at 2,257, translating to roughly 6.6 months of supply, up from 5.6 months this time last year. Homes are also taking longer to sell, with median days on market increasing to 47 compared to 36 last January. Together, those numbers point to a market that is giving buyers more time and more choice, while asking sellers to be realistic and patient.

Overall, the market feels deliberate rather than distressed. Activity is slower, leverage has shifted somewhat toward buyers, but the absence of sharp price movement suggests neither side is forcing the issue. As we move out of winter, it will be worth watching whether confidence improves — or whether this measured pace continues a little longer.
